Curb appeal is key and could make a difference in whether people stop and take a flyer, or drive right by. Here are a few tips to increase the curb appeal of your home. Staging your home is also important. Many buyers will stay in your home longer if it's staged appropriately. We have compiled some ideas to present your home in the most effective manner.
Title Costs - Title Exam; Title Insurance, Owner's Fee Policy of Title Insurance.
Taxes - County Transfer Tax is an amount per $1,000 of the selling price, depending on your county; Proration of Property Taxes to the buyer, for the time through which you owned and had not paid taxes on to the title transfer date (Ohio pays six months in the rear); Capital Gains Tax to the IRS if you do not purchase another home within two years (subject to change, check with your accountant).
Deed - In the Cleveland area, the cost of the deed and its preparation is the typically the sellers' cost.
Escrow Fee - This is a fee charged by the escrow agent who handles the closing of the transcation, collects the money for the buyers' downpayment and closing costs and ensures all papers are signed by the buyers and sellers. The escrow agent reviews all documents, secures the buyers' lender's authorization to file and then records the deed at the county office. In Cleveland, the fee is usually split 50-50 between the buyer and seller.
Recording Fees - Charge for recording the new Deed of Title for the new owners; cost for recording the cancellation of the present mortgage.
FHA Fees - The extra fees charged by the government for an FHA loan are no longer charged automatically to the seller and are now negotiable between the seller and buyer.
Home Inspections - Usually these are the expense of the buyer, unless you choose to have a Seller's Home Inspection up front. Also, in a VA Offer (from a veteran) you will pay an additional funding fee and pest inspection (subject to change, please check with me). Net proceeds are what matter, so don' t worry about these charges.
Home Warranty - An optional insurance offered to cover unexpected repairs on the mechanicals, appliances, electrical, heating, plumbing, etc. The policy covers the house for the sellers during the listing period and for the buyers for one year after title transfer. This insurance can be reassuring to the prospective buyers and give your home an edge over your competition.
City Inspection - If your community requires a Point of Sale Inspection, order it before or as you list your home for sale. Generally it expires in one year, check with your city to verify.
Miscellaneous Costs - Preparation of your home for sale, including a fresh coat of paint, carpeting, repairs, etc.; possible minor fees for a variety of costs attached to your transaction; upon completion of the buyers' inspection, they may ask you to correct items found by their inspector.
